  • Identification of the Seller – Confirm that the person selling the property is the registered owner. Ask for their National Registration Card and cross-check it against the title deed.

2. Proper Plot Dimensions

Many buyers focus only on location and price, assuming the physical boundaries of the property are accurate. This is a costly mistake.

Land disputes often arise from incorrect or mismatched plot dimensions. A seller might claim a plot is 50×100 meters, but the actual surveyed size could be different. Encroachments from neighbors, unclear boundaries, or outdated surveys can lead to conflicts that take years to resolve.
